I used more conservative rates than you but still getting an adequate MOS..

DCF = $11.70, 4% growth rate, 15% discount, adjusted FCF of 3
EPV = $9.35, 15% discount rate
NNWC = $5.38

However the risk is that it is quite illiquid as it is such a tiny company at $38 mil.</description>
